A focused single-page site for brokerages that represent few properties and know each one completely. Built for architectural practices, boutique agencies and private-listing specialists — anywhere the work is the pitch and volume isn't.

Dark editorial art direction: Ortica Linear headings against a Bodoni Moda wordmark, an Ink/Bone/Clay palette, and hairline rules doing the structural work instead of boxes and shadows.

What's inside

- Seven sections: opening, stats, listings grid, approach, practice, testimonials, enquiry

- Layout template holding the nav, footer and loading overlay

- Three components — Button (four styles with hover states), Site Nav (with mobile drawer), Submit Button (pending, sent and error states)

- Enquiry form: name, email, budget select, open brief

Motion

A complete appear-and-scroll system, not decoration. A loading overlay reveals the wordmark character by character, then lifts as the hero image settles from a slow push-in and the headline unfolds line by line. Every section below staggers in on scroll. All of it slow and eased — restraint rather than bounce.

Design system

Eight colour tokens and eleven text style presets, so rebranding is a handful of edits rather than a page-by-page pass.

Scope

One page. There is no property detail page or listings archive — the CMS collection ships with a slug field, so that groundwork is in place if you want to extend it.
